LETTING FEE'S APPLICABLE ONLY TO A LANDLORD
WE DO NOT CHARGE VAT
When instructed
as managing agent a marketing and setting up fee of £425
and a monthly management fee of 10% of the monthly rent per property is charged.
If the tenancy agreement is terminated
within 6 months or terminated before the due date of an annual agreement
there is a minimum fee of 10% of the equivalent of six months’
rent premium and other monies payable.
No charge to the landlord for tenants referencing.
No charge for recorded property inspections every 3
months.
No charge for registering the tenants deposit with
Deposit Protection Service.
No charge for notifying the utility companies at the
start/end of a tenancy.
No charge for preparation of an Inventory and Schedule
of Condition for unfurnished property.
No charge at the end of a tenancy, reminding the tenant
of their obligations, property inspection and cross referenced with
Inventory and Schedule of Condition report.
No commission/admin fees added to contractor’s charges
• When
not instructed as managing agent, a fee of one month’s rent will
be charged at the time tenancy agreement are exchanged with a tenant.
Optional Fee’s & Services
When we are managing the property:
If applicable, cost price for having two master key(s) cut,
to be held by managing agent.
£90 for survey, production and
registration fee of an Energy Performance Certificate as required by
legislation, if one is not available.
£72 for optional first 6 months insured
rent income protection (insurer’s conditions may apply).
£30 for use of our standard tenancy
agreement.
£30 for checking and making any
alterations requested by yourself or your solicitor to our standard tenancy
agreement.
£50 for checking and using any other
tenancy agreement provided by you.
£30 for additional inspection visits to a
property (excludes ¼ property inspections which are free)
£30 for serving each legal notice under
the Housing Act.
£70 for preparation of an Inventory and
Schedule of Condition for furnished property. Unfurnished is free if we are managing the property.
£50 at the end of a tenancy dealing with any deposit
claims with Deposit Protection Service.
£30 per visits during an unoccupied
period using our caretaker service (recommended once a fortnight. Insurers
may stipulate shorter or permit longer periods between checks – refer to
policy conditions).
£60 if the Landlord are not resident in
the UK, each quarter for tax retention and completion of the documentation
required by HM Revenue & Customs.
£100 administration fee for transfer of relevant documents if the property is withdrawn from our management. This does not include inventory which is charged as below.
When we are not managing the property:
£30 to register the deposit with the
Deposit Protection Service.
£70 for preparation of an Inventory and
Schedule of Condition for unfurnished property.
£100 for preparation of an Inventory and
Schedule of Condition for furnished property.
£30 for inspection visits to a property,
after commencement of a tenancy.
£60 for service of a notices to terminate
a tenancy.
£60 per event, if subsequently asked to
negotiate with the tenant.
If you instruct us to “proceed” with an agreed tenancy
when managed or not and Landlord subsequently withdraw your instructions
prior to the tenancy starting, you agree to meet some of the costs and the
expenses incurred by us of not less than £180. You may also be
liable to compensate the tenant for expenses they incurred.
On request additional services can be given on a consultancy basis and
agreed in writing.
